What's the difference between Manufactured, Mobile and Modular homes?

Like the saying goes, variety is the spice of life, and you may have heard different names used for your mobile home and homes like it over time. In order to make sure you're getting the most bang for your buck when getting a mobile home insurance quote, you'll want to make sure that you're using the most accurate term.
The main thing you’ll need to figure out before getting a mobile home insurance quote is whether you have a mobile home (aka a manufactured home) or a modular home. If you have a modular home you should get a quote for a standard homeowners policy.

Mobile or Manufactured Home?

Manufactured homes are similar in a number of ways:

Generally Factory Built & then delivered to the property/location where they are set up
Usually built on a metal frame instead of over a basement or crawlspace
Tie Downs are common in place of a permanent foundations

All of the above goes for mobile homes, too. So what’s the difference?
Manufactured homes and mobile homes are both regulated by HUD, the Housing and Urban Development division of the federal government. According to HUD; a factory-built home prior to June 15, 1976 is a mobile home and one built after June 15, 1976 is a manufactured home.

Modular or Manufactured Home?

Modular homes are also built in factories and then installed on site. Local building codes apply and need be in effect for both State and county regulation. Modular homes have the following characteristics:

Commonly built over crawlspaces or basements
Often delivered in mulitple segments
Look more like common "stick built" houses
